PREMIUM MANAGEMENT SERVICE

Premium Management is the service that the majority of our landlords choose. This service is designed to meet the needs of the discerning landlord. Being a comprehensive service means that once we have received your initial instructions to let your property, we as your managing agent will deal with virtually every aspect involved, which of course leaves you with the minimum of concern and involvement. At A&C Letting we do not believe in hidden or added extras, unlike many of our competitors our Premium Management covers everthing you would expect and more besides. Fee for Premium Management Service as detailed is:

10% plus VAT of the monthly rental

Plus £150.00 initial tenancy setup fee.

 

TENANCY SET UP SERVICE

This service is a fully comprehensive Tenant Find Service and is designed for Landlords who wish to actively manage the property themselves but need an experienced managing agent to take on the responsibility of finding suitable tenants, to prepare the required Tenancy Agreements and to compile the Inventory of contents and condition report.

This Service includes the following:

Upon your instruction, visiting the property, appraising the letting potential and advising you about the general legal aspects, the Tenancy Agreements and answering any questions you may have.

Marketing and advertising the property. We advertise regularly and circulate details of the property to local companies and organisations, as well as to the applicants registered with us.

Carrying out initial vetting of prospective Tenants.

Making arrangements for potential Tenants to view the Property.

Obtaining your approval once a suitable applicant has been found, and negotiating the Tenancy details.

Obtaining the Tenant's references to include bank/financial reference, employers reference, previous landlord and/or character references.

Preparing the Tenancy Agreements and any relevant Notices and arranging for the signature of all such documents.
Preparing a detailed inventory of the Contents and Condition report.
Collecting the deposit and the first month's rent in advance and forwarding the balance to you less the agreed commission fee payable to ourselves.
Advising the Gas and Electric Boards, Water and Sewerage Companies and the local authority collecting the Council Tax that accounts are to be transferred into the Tenant's name, and where applicable providing meter readings.
When requested in writing by the Landlord, serving the appropriate Housing Act section 21 Notice to bring the Tenancy to an end.
Forwarding a signed original copy of the Tenancy Agreement & signed copy of the Inventory report to both the Landlord and Tenant.

TENANCY AGREEMENT & NOTICE SERVICE

We are aware that some of the more experienced Landlords are happy to find their own Tenants and carry out their own management but need professional assistance in preparing the correct Legal Agreements. We therefore offer a Tenancy Agreement & Notice Service specifically for this purpose. Once we have received the details of the Tenancy the respective Agreements and any other relevant notices will be prepared within just two working days and sent to you by first class post

Fee for Tenancy Agreement service only is:


For two copies of 'Assured Short-hold Tenancy Agreement'       £60.00 inclusive
For two copies of appropriate 'Section 21 notice'                       £40.00 inclusive

For two copies of Section 13 rent increase notice                      £40.00 inclusive
