Upon your instruction, we will visit the property, appraise the letting potential and advise you about the general legal aspects, the Tenancy Agreements and answer any questions you may have. |

Marketing and advertising the property. We advertise regularly and circulate details of the property to local companies and organisations, as well as to the applicants registered with us. |

We will Carry out initial vetting of prospective Tenants;

Make arrangements for potential Tenants to view the Property;

Obtain your approval once a suitable applicant has been found, and negotiate the Tenancy details;

Obtain the Tenant's references to include bank/financial reference, employers reference, previous landlord and/or character references; |

Collect the deposit and the first month's rent in advance and forwarding the balance to you less the agreed commission fee payable to ourselves; |
 |
Advise the Gas and Electric Boards, Water and Sewerage Companies and the local authority collecting the Council Tax that accounts are to be transferred into the Tenant's name, and where applicable providing meter readings; |
 |
When requested in writing by the Landlord, serve the appropriate Housing Act section 21 Notice to bring the Tenancy to an end; |
 |
Forward a signed original copy of the Tenancy Agreement & signed copy of the Inventory report to both the Landlord and Tenant. |
